Tell a hotel developer whether a Hyatt Studios prototype could be built on Xtrata's SABS panel system for the hard cost its model needed, and whether the panels alone would close the gap.

In due diligence since October 2024 with a weakening market report, fees already stripped, a schematic budget of $11,395,059 and a model that needed hard cost near $9.5 million.

Problem

An honest no in February, a trade-by-trade estimate on a real design set in April, and a construction review that caught a Texas budget with the panel line blank and the profit removed.

What we did

Price the question we could price, refuse to stretch the system into a market with no trained crews, normalize the other contractor's budget before believing it, leave the final unrounded.

Result

A final estimate of $9,572,784 sent May 27, 2026, $157.33 per square foot and $78,465 per key, $72,784 or 0.77 percent over the developer's target; the developer is raising the capital against it.
